Consulting: Locklin Construction oversees the details while representing the interests of owners or developers throughout the entirety of the project in order to ensure on-time and on-budget completion, while our customers experience minimal stress. 

Consulting in Construction

The role of the Owner’s Consultant or Representative can help alleviate much of the unnecessary stress related to both small and large-scale construction projects. The benefit of our experience is that we can help projects avoid unnecessary costs by navigating around issues before they create a financial ripple effect.

Often developers and companies have to balance a number of different projects and the Owner’s Representative can relieve a large portion of that strain by attending meetings on the owner’s behalf, negotiating contracts, screening bids and proposals, consistent quality checks and can be an on-site presence when needed.  


The scope of the Owner’s Consultant role is often project-dependent and can be tailored around the needs of the individual owner in order to ensure that from inception, Locklin Construction is alleviating some of the pressures related to construction projects.  

 Throughout the years, Locklin Construction has developed relationships with subcontractors and companies, allowing us to weigh the pros and cons of different options, minimizing the amount of unnecessary legwork associated with researching, verifying and coordinating with new subs or companies.

Mary's Meadow

 Project Overview:  


  • Commercial Construction Project - 2009 
  • 40-bed skilled nursing home 
  • Budget: $8.6 million 
  • Project Length: 12 months of construction 
  • Inspired by the Small House Model, the first in Massachusetts, per Jude Rabig consulting. 
  • Locklin Construction joined the project 2 years prior to construction with the ownership team to create an RFP and bring in architects for presentations, working with the financial firm to generate the proforma etc. 
  • Brought in construction firms for interviews and coordinated architects with interior design team. 
  • General Contractor: DA Sullivan & Sons 
  • Architect: EGA Architects

"The first skilled nursing facility in Massachusetts designed using the ‘small house’ model. The four ten bed houses are organized around a shared central chapel but each has its own entry and private garden, meeting the communal desires of the sisters but allowing each house to retain an individual character."

  • Budget: $11.8 Million
  • Project Completion: 2015
  • Found architect, brought in architectural firms to be interviewed by the development committee, coordinated RFPs etc.

  • Adult independent living and retirement community in Holyoke, MA
  • Apartments renovated with full kitchens, granite countertops, individualized temperature control, TV, walk-in showers and large closets. 
  • Project completed: 1999 
  • Property Amenities: Piano lounge, exercise room, common spaces, Chapel, library and gardens. 
  • Project Budget: $10 Million (in 1999)
